Appraisals are mandatory for loans; expert opinions are suitable for informal or verification purposes.

Most of the valuations I prepare are for investment purposes (buying or selling), for security against liabilities, and for asset division. I also offer consultancy to prepare valuations for other purposes, e.g., taxation.

A valuation report is valid for 12 months, unless there is a change in legal conditions or other significant factors — such as an amendment to the local zoning plan. After this period, the property valuer may confirm the report’s validity for an additional 12 months.

Inspections are carried out to the maximum extent possible. Only in exceptional cases can an inspection be omitted — for example, in dispute-related matters where one party does not grant the valuer access to the property.
